SUMMARY:
Reports to the Manager – Maintenance, Manager – Mechanical, Manager – Continuous Improvement, Manager – Electrical, or Manager - Information Technology Services and works under the direction of the Foreperson of the specific trade (i.e. Architectural, Mechanical, Electrical, Grounds, Information Technology Services, or Vehicle and Equipment Services). Performs maintenance, repair, alteration, and installation tasks, including renovations and modifications. May perform minor elements of other trades.
DUTIES:
1. Performs skilled work in a specific trade including inspecting, installing, upgrading, repairing and performing preventative maintenance on a variety of structures, machinery, systems, peripherals, and equipment.
2. Using the applicable hand and power tools of the trade, applies current trade standards and adheres to current governing codes, bylaws, policies, and regulations. Ensures tools, equipment and work areas are clean and safe.
3. Responds to site inquiries related to operational concerns. Performs on-site repairs and troubleshoots problems.
4. Selects, orders, and maintains an inventory of related supplies and equipment. Provides cost estimates for related supplies and equipment. Maintains records and manuals.
5. Prepares as-built information on completed projects and tasks.
6. Loads and unloads vehicles; transports materials using District vehicles and equipment as required. Cleans checks and confirms operational safety of vehicle.
7. Operates computer equipment as required.
8. Remains current with changing technology, practices, and equipment.
9. Applies safe work practices at all times. Reports unsafe conditions.
10. Performs other related duties as assigned.
Additional Information for the Control Technician Position:
1. Programming of building DDC systems using specialized software to meet specific operational sequences and optimize district mechanical and electrical systems and equipment performance. Strong knowledge of process control principles and instrumentation required.
2. Ability to troubleshoot and diagnose instrumentation and control system malfunctions. Control programming and configuration are required. Expertise in pressure, temperature, level, flow, and analytical devices. Proficient in reading and interpreting P&IDs, loop diagrams, and schematics
3. Installation of DDC controllers, low voltage wiring, sensors, and thermostats, as well as perform routine maintenance, calibration, and repairs of existing DDC hardware and software systems.
4. Working closely with various trades, diagnosing, and correcting mechanical and electrical problems using data from the DDC systems and testing equipment. Remote monitoring and optimization of all building systems for efficient remote troubleshooting.
5. Works closely with the Energy Manager to optimize and implement energy conservation measures and assigned projects. Analyse energy use data, and adjust DDC programming to reduce waste, peak power consumption, and improve building system efficiency.
6. Testing and commissioning new or upgraded BAS systems to ensure they function according to design specifications and applicable energy codes.
7. DDC systems integration with other building functions like lighting control, security, and fire alarms.
8. Daily performance assessments and monitoring of the BAS to ensure HVAC and other systems are functioning as designed, efficiently to conserve energy and reduce emissions.
9. Investigate and resolve user-reported issues in HVAC systems, responding to alarm notifications and assigned work orders. Resolves hot & cold calls, provide technical support and troubleshooting as needed to other trades.
10. Acquire parts, assemble components, wire equipment, install, test, adjust, and commission modifications. Reviews SOP’s, generate drawings and documentation for projects.
11. Test, identify faults, calibration, control loop tuning and replace controllers, logic boards, and HVAC-related equipment. Review work requests, consult with user departments, interpret or create diagrams/schematics, and estimate materials and labour for projects. Make recommendations for optimal system performance.
12. Adjust computer applications, such as updating databases or program instructions, as needed. Provide training staff on the operation of HVAC systems and electronic controls.
13. Offer technical support to staff by analysing, testing, and repairing electronic system components.
14. Work with external contractors to ensure compliance with contract specifications and facility needs.
15. Maintain an inventory of tools, supplies, and equipment, and recommend purchases as needed. Complete related reports and records.
16. Perform additional tasks as required.
QUALIFICATIONS:
1. Successful completion of a Secondary school graduation program or equivalent. Completion of post secondary B.C. Trades Qualification Certificate relevant to the specific trade.
2. May be required to hold one of the following additional tickets relevant to the trade: Valid Class "B" or "C" welding ticket, Valid Class "A" or "B" gas ticket, certification in backflow prevention testing, a locksmith certificate, Certified Network Engineer (CNE) or a related ticket/certificate.
3. Certifications (e.g. Delta Controls GCL+) are considered an asset for the Control Technician Position.
4. Minimum of 5 years recent experience working in the trade. Skill in the use of tools of the trade.
5. Ability to read blueprints and specifications.
6. Ability to safely operate and maintain a large variety of machinery.
7. Valid B.C. Driver's License. Safe driving record.
8. Physically capable of performing the duties of the position.
9. Good interpersonal, organizational and communication skills. Ability to use judgement when providing information.
10. Ability to work independently and as a member of a crew.
11. The ability to identify complex issues and implement effective solutions independently or as part of a team. Analytical mindset with strong problem-solving skills, attention to detail, and a proactive approach to troubleshooting and process optimization.
12. Current and thorough knowledge of related standards, practices, regulations, codes and methods.
13. Knowledge of WCB and WHMIS regulations. Safe work habits.
